Frequently asked questions.

The questions we hear over and over from homeowners across Wiltshire and Somerset. Service-specific questions live on the individual service pages — these are the cross-cutting ones.

How quickly can you start work? +

For small jobs (bathrooms, knockthroughs, patios) we can usually start within 2–4 weeks. Bigger jobs requiring drawings or planning approval typically run 6–12 weeks from first call to first day on site.

Do you handle planning permission and building regs? +

Yes. We submit and manage applications with Wiltshire Council, B&NES and Somerset Council as part of the project — that's part of the quote, not an extra. For listed buildings we work with a heritage architect and the Conservation Officer.

Are you insured? +

Yes — full public liability and employer's liability cover. Insurance documents are available on request before any contract is signed.

Do you guarantee your work? +

Yes. Apex provides a 12-month workmanship guarantee on all our work as standard. Manufactured items (boilers, kitchen units, appliances) carry their own manufacturer warranties — typically 2–10 years. Structural elements are covered by Building Regs sign-off.

How are payments structured? +

For most projects we work to staged payments tied to milestones — typically a small deposit on contract signing, then payments at foundations complete, shell complete, first fix complete, and final completion. We never ask for full payment upfront, and you withhold the final stage until the snag list is signed off.

Can I live in the house during the work? +

Usually yes. For most extensions, conversions and renovations we work in stages so you keep use of the kitchen, bathroom and bedrooms throughout. The dustiest week is typically when we break through into the existing structure — we warn you in advance and protect adjoining rooms with dust sheets and zip walls.

What areas do you cover? +

Trowbridge (HQ), Bath, Bradford-on-Avon, Melksham, Frome, Westbury, Devizes, Chippenham, Warminster — and surrounding villages across Wiltshire and Somerset. Roughly a 25-minute drive radius from our Trowbridge office.

Do you provide drawings or do I need an architect? +

For most extensions and conversions we provide the drawings and structural calcs in-house — that's included in the quote. For listed-building work or complex bespoke designs, an architect adds value; we work with several local practices and can recommend one.

What's the difference between an estimate and a quote? +

An estimate is a rough indication of cost — useful early on. A quote is a fixed-price contract figure, broken down line by line, that we agree before work starts. We always issue a quote before we start, and the price doesn't move unless you change the spec.

Can you fit kitchens or bathrooms I've sourced myself? +

Yes — fitting-only quotes are available. We'll give you a clear scope: what we cover (rip-out, plumbing, electrics, plastering, fitting, tiling, decorating) and what's your responsibility (supply of complete units and appliances, with replacement parts available if anything is damaged on delivery).

What about VAT? +

Your quote states the VAT position in writing, so the figure you see is the figure you pay. Most home renovation work attracts the standard 20% rate. Some specific work — listed-building alterations, conversions of long-empty properties to dwellings, and certain energy-saving installations — qualifies for a reduced 5% or 0% rate, and we apply that where the job is eligible.

What if I want to change something mid-project? +

Changes are normal — we issue a written variation order setting out the change, the cost adjustment, and any time impact. You sign it before we proceed. No surprise invoices at the end.

How do I know you're a real, established business? +

Apex Construction is a sole trader based at 30 Cavell Court, Trowbridge, Wiltshire, BA14 0HH — a real address, a real phone number, and the same person on the job from quote to handover. We carry public liability insurance, and the certificate is available on request before any contract is signed.
