Family bathrooms, en-suites, wet rooms.
Bathrooms fail for two reasons: water gets out of the wet zone and into the structure, or moisture stays in the room and grows mould. Both come down to tanking and ventilation. Get those right and the rest is just tile choices.
Family bathrooms
Bath + shower over (or separate enclosure), basin, WC. Most homes have one. Typical full rebuild 2–3 weeks. The big choice is bath-with-shower vs separate shower — depends on space and how often anyone takes a bath.
En-suites
Smaller, focused on shower + WC + basin. Off the master bedroom usually. The trick is making a 1.8m × 1.5m space feel like a destination — large-format tiles, recessed niches, frameless shower glass, decent lighting.
Wet rooms
Open, level-access shower, fully tanked floor and walls. Everything-is-shower. Best for accessibility, top-end design, and tight spaces. More expensive than a standard bathroom because the tanking and falls in the floor are critical.
Tanking and ventilation — the things that matter.
Tanking
Liquid waterproof membrane applied over the boards before tiling. Two coats, full splash zone (around bath, full shower wall and 30cm beyond, full floor in wet rooms). Costs around £200–£600 depending on bathroom size — saves you tens of thousands in damage.
Substrate
We tile onto cement-board or aqua-plasterboard in wet zones — never standard plasterboard. The boards get screwed and joints taped before tanking.
Falls
For wet rooms: 1:50 or 1:80 fall to the drain. We screed in the falls and check with a spirit level + water test before tanking.
Ventilation
Building regs require an extract fan triggered by light or humidity. We install constant-trickle units that run quietly all day — far better than the loud "switch on with the light" type.
Realistic timeline.
- Day 1–2: Strip-out, fixtures & tiles removed, waste run.
- Day 3–5: First-fix plumbing, electrics, board-out walls and floor.
- Day 6: Tanking applied, dries 24h.
- Day 7–10: Tiling — floor first, then walls. Grout 24h after.
- Day 11–13: Suite install (WC, basin, bath, shower screen). Second-fix plumbing & electrics.
- Day 14: Decorating, silicone, sealing, snag walk, handover.

FAQs.
Wet room or shower enclosure — which is better? +
Wet room is best for accessibility, modern styling, and small spaces. Shower enclosure with raised tray contains water more easily and is cheaper. Trade-off: style and accessibility vs simplicity and cost.
Do you tank before tiling? +
Yes — every wet area gets fully tanked with a liquid waterproof membrane before tiling. For full wet rooms, the entire room is tanked. We never tile straight onto plasterboard in wet zones.
How long does a bathroom renovation take? +
Full family bathroom 2–3 weeks. En-suites 7–10 days. Wet rooms with full tanking add 2–3 days to the schedule.
How much does it cost? +
Mid-range full bathroom £8,000–£14,000 fitted. En-suites £6,000–£10,000. Higher-end with porcelain large-format tiles, walk-in wet rooms, underfloor heating £14,000–£25,000+.
Will I need building regs? +
Like-for-like — no. Moving the soil pipe, adding a new bathroom, or significant electrical work in zones 1/2 needs Part P sign-off. We handle this.
