§ How we work in Frome

Frome's housing tells a different story to the rest of our service area. The town has been one of the South West's most successful "creative town" stories — independent shops, makers, design studios, and an influx of homeowners who care deeply about how things are made. The brief on a Frome project is rarely "cheapest possible".

Most of central Frome — Catherine Hill, the Trinity area, around St John's Church — is conservation area or directly listed. Properties are typically 18th–19th century stone cottages or terraces, often with awkward floor levels, no original DPC, and beautiful but fragile detail.

Outside the centre, the Welshmill, Marston Lane and post-war estate areas are more straightforward — modern stock, modern foundations, simpler logistics. Each project gets the right approach for its setting.

Somerset Council planning

The unitary Somerset Council took over from Mendip District in 2023 — service is broadly similar but slightly slower at peak times. Catherine Hill and central Frome conservation areas need full planning + LBC for listed work.

Period property quirks

Many central Frome cottages were built before damp-proof courses were a thing. We bring out the moisture meter on day one, plan retrofit DPC where needed (chemical injection or tanking), and use breathable lime-based finishes instead of modern gypsum where moisture management matters.

Awkward levels

Frome was built on hills. Many older properties have multiple half-storey changes — front door at street level, kitchen down two steps, garden three steps up. Our extensions and reconfigurations are designed around these levels, not despite them.

Design quality matters

Frome clients tend to brief tightly on materials, finishes and design. We're comfortable working with architects, interior designers and bespoke makers — and we keep up with the local makers community that supplies kitchens, joinery and ironmongery.
